How do I calculate my refinance break-even point?

What is an amortization schedule?
An amortization schedule shows each payment broken down into principal and interest, along with your remaining balance. In the early years, most of each payment goes to interest — the schedule shows exactly when that flips.
How much mortgage can I afford?
US: Lenders typically allow a front-end DTI of 28% (housing costs / gross income) and back-end DTI of 43% (all debt / gross income). Canada: Lenders use the Gross Debt Service (GDS) ratio (max 39%) and Total Debt Service (TDS) ratio (max 44%), plus a stress test at your rate + 2% or 5.25%, whichever is higher.
